Process of getting an extension done
Once you decided you want an extension on your home, there are allot of things you need to do in order to get the work completed
Research – ask neighbours, friends, magazines and look online for ideas of what you want.
Volume of space required – It’s important to understand that cost of any build will relate to the amount of work required and that usually relates to how much volume is being built. It’s also a good idea to obtain costs for a finish up-to a plastered shell, including electric points and lighting wiring, skirting boards excluding any painting/decoration or floor finishes.
Extensions Cost – £1,300 and £1,750 per square meter including VAT
Based on an average Extension of 30 square meters the price range would be between £21-£27K.
Planning Permission – Do you need planning permission?
Permitted Development – Can it be done through permitted development? You can currently extend up-to 6 meters from your rear wall until 2019.
Party wall -Will you need party wall permission? If yes, then you may need to appoint a surveyor approximate cost £1,200
Water utilities – Build over permission? If yes, then £500 approximately
Appoint an Architect – Most people are unable to start without an Architect, fees average around 5% but can be 8-12% of the build cost
Structural Engineer – Its likely you will also need a structural engineer, fees average around 5% over £50K and average around £2K
Local Authority Costs – Submit plans to the council for building control and or planning permission
