Process of getting a loft or basement conversion done
Once you decided you want an extension on your home, there are allot of things you need to do in order to get the work completed
Research – ask neighbours, friends, magazines and look online for ideas of what you want.
Volume of space required – It’s important to understand that cost of any build will relate to the amount of work required and that usually relates to how much volume is being built. It’s also a good idea to obtain costs for a finish up-to a plastered shell, including electric points and lighting wiring, skirting boards excluding any painting/decoration or floor finishes.
loft conversion – £700 to £900 per square metre including VAT.
Based on an average loft conversion of 30 square meters the price range would be between £21-£27K.
Basement conversion – The cost of a basement conversion is the same as a loft conversion and only gets more expensive if you need to start lowering the floor levels if you have inadequate headroom. Digging out and underpinning the foundations starts at around £2-3K per square meter including VAT. Other considerations and costs for a basement are if the floors are concrete, divert drains, solid rock, clay or other difficult ground conditions or if the water table is high.
Planning Permission – Do you need planning permission?
Permitted Development – Can it be done through permitted development?
Party wall -Will you need party wall permission? If yes, then you may need to appoint a surveyor approximate cost £1,200
Appoint an Architect – Most people are unable to start without an Architect, fees average around 5% but can be 8-12% of the build cost
